General Zoning Information (ie Process, Current Planning vs Comprehensive Planning)
GENERAL INFORMATION
*Current Planning should be the FIRST step in any proposed land-use or construction/development project.
THE CURRENT PLANNING DIVISION reviews land-use proposals and provides zoning information. Land-Use proposals are separated into two categories - those that require a noticed decision and those that can be processed administratively. Any decision requiring discretion and judgement will require a noticed decision including a staff report with findings of conformance with land-use laws.
THE COMPREHENSIVE PLANNING DIVISION prepares studies for inclusion in the Comprehensive Plan, which is a coordinated map and policy statement guiding development in Jackson County. The plan interrelates natural systems and land use activities, including sewer and water facilities, transportation, education, recreation, natural resources, and air and water quality management programs. If you wish to obtain information about a comprehensive planning matter, an appointment is recommended.
START EARLY Begin the permit process well ahead of the date construction is to begin. Six months is not too far in advance. Processing time for land-use applications can range anywhere from a few weeks to several months depending upon the type of application, the time of year, the application load, and appeals status.
ASK QUESTIONS Staff are available at the counter or via telephone to answer general questions and help quide you in the right direction. For answers to details questions a pre-application conference or Inquiry is advised.
A WORD OF CAUTION Be prepared and plan ahead. The burden of proof is on the applicant to adequately "prove" all rules or criteria can and will be met. Complete and accurate information on all submitted forms will very much help expedite your review. Incomplete applications/forms account for the largest delay in processing land-use decisions.
